Mold

Do you perform mold inspection and removal?

Yes.  We offer mold inspections, mold remediation (removal or abatement), abatement planning, and management services.

Is Ecometrex certified for mold removal?

Ecometrex is certified by the Institute of Inspection, Cleaning, and Restoration Certification (IICRC).

We have visible mold in our basement.  Is this dangerous to our health?

Health effects associated with mold exposure vary from individual to individual and are largely determined by the predisposition of the exposed occupant as well as the level of contamination.  Individuals with allergies, asthma, the young or elderly, or those with compromised immunity are generally at greater risk, but even healthy individuals can experience health effects such as irritation, allergies, sinusitis, and asthma.  You should consult with your physician if you suspect health problems due to mold or other environmental contaminants.

There is no acceptable level of fungal (mold) contamination on interior building materials or concealed cavities.  If mold is present, you should consider professional services to properly identify its cause and the extent of contamination.

Do you recommend air testing for mold?

We do not recommend air sampling for mold during routine investigations.  Bioaerosol sampling is subject to considerable variation and is prone to false negative and false positive results when the sampling is poorly designed.  Furthermore, health-based criteria for airborne mold do not exist.  Air sampling should be used only to evaluate or document potential exposures under circumstances requiring stringent documentation using proper sampling designs.    

If you suspect a mold problem, the most reliable technique involves visual inspection coupled with moisture testing and invasive inspection into concealed building cavities.

Moisture Testing

When conducting moisture testing using wall probes, do you recommend testing from the interior or the exterior?

Either approach is acceptable.

We generally recommend wall probes be performed from the interior face of wall sheathing.  During the wet season, the prevailing vapor drive will be to the interior; thus, the interior face will exhibit latent moisture levels - assuming that moisture intrusion is ongoing and the test was performed during suitable conditions.  In the dry season (winter), the prevailing direction of vapor drive is from interior to exterior.  The primary concern in cold climates will be condensation on the interior surface of wall sheathing (the condensing surface).  It therefore makes sense to test from the interior side in winter as well.

The exterior face of stucco cladding is also suspected to false positives due to  contact with building paper and lath.  Conversely exterior probes can be misleading if hammer probes project too far into the wood sheathing.
